These Terms & Conditions apply to all bookings, ticket purchases, paranormal events, private-hire bookings, visits, investigations and other activities taking place at or in connection with Haunted Hanbury Arms. By making a booking, purchasing a ticket, attending an event, hiring the property or entering the premises, you confirm that you have read, understood and agree to comply with these Terms & Conditions. ⸻ 1. ABOUT HAUNTED HANBURY ARMS

Haunted Hanbury Arms is a historic property and paranormal location used for paranormal investigations, organised events, private hire, filming, photography, museum activities and other approved activities. Some paranormal events held at Haunted Hanbury Arms are organised and operated by independent third-party paranormal investigation teams. It is important that customers understand whether an event is: 1. organised and operated directly by Haunted Hanbury Arms; or 2. organised and operated by an independent third-party event organiser. The relevant event listing and booking information will identify the event organiser and/or ticket seller where applicable.

⸻ 2. WHO CAN MAKE A BOOKING?

The person making any booking or purchasing any ticket must be aged 18 or over. By making a booking, the booking holder confirms that they are at least 18 years of age. We reserve the right to request proof of age. The person making the booking is responsible for ensuring that all members of their group are aware of and comply with these Terms & Conditions.

⸻ 3. AGE REQUIREMENTS FOR ATTENDING Unless an individual event specifically states a higher age restriction: All attendees must be aged 16 or over. Anyone aged 16 or 17 must be accompanied by a responsible adult aged 18 or over. The accompanying adult is responsible for the supervision and behaviour of the person or persons aged 16–17 in their care. Children under the age of 16 are not permitted to attend paranormal investigations, events or private-hire activities at Haunted Hanbury Arms. Where an independent event organiser imposes a higher age restriction, that restriction will apply. Proof of age may be requested on arrival. Anyone unable to provide satisfactory proof of age where reasonably requested may be refused entry.

⸻ 4. TICKETS AND BOOKINGS Tickets are sold for a specific event, date and time. Customers are responsible for checking all booking information before completing their purchase, including: the event date; event time; event organiser; ticket seller; number of tickets; age requirements; location; event description; and any additional requirements or restrictions. A booking is confirmed once payment has been successfully received and a booking confirmation or ticket has been issued. Tickets should be kept safe and presented when requested.

NON-REFUNDABLE TICKETS PLEASE CHOOSE YOUR DATE CAREFULLY Tickets for paranormal events are non-refundable once purchased, except where a refund or other remedy is required by applicable law, or where an event is cancelled and a refund is offered under these Terms & Conditions. We do not normally provide refunds because a customer: changes their mind; can no longer attend; becomes unavailable; has work or personal commitments; is unable to travel; experiences transport difficulties; is unwell; books the wrong date; fails to attend; or no longer wishes to attend. Customers should therefore carefully check the date, time, location, organiser and event details before completing their purchase. Nothing in these Terms & Conditions excludes or limits any statutory rights or legal remedies that cannot lawfully be excluded or limited.

TRANSFERRING OR PRIVATELY RESELLING A TICKET If a ticket holder can no longer attend, they may transfer or privately sell their ticket to another person, subject to these Terms & Conditions and the applicable age requirements. Haunted Hanbury Arms does not operate a ticket-resale service. If a customer chooses to sell or transfer their ticket privately: the original ticket holder is responsible for finding the replacement attendee; any payment is a private transaction between the original ticket holder and the new attendee; Haunted Hanbury Arms does not receive, hold or process payment for private ticket sales; Haunted Hanbury Arms does not set or control the resale price; Haunted Hanbury Arms does not guarantee that a ticket will be sold; Haunted Hanbury Arms is not responsible for disputes between a buyer and seller; Haunted Hanbury Arms is not responsible for fraudulent advertisements or representations made by third parties; Haunted Hanbury Arms is not responsible for losses arising from private ticket transactions; and Haunted Hanbury Arms does not act as an agent for either party to a private ticket sale. Customers should use appropriate caution and secure payment methods when purchasing tickets privately from another person. A transferred ticket remains valid only for the original event and date unless otherwise agreed in writing.

⸻ 7. CHANGING THE NAME ON A TICKET Where reasonably required for security, administration or event management, we may require the name of the attendee to be updated. The original ticket holder should contact us before the event if a ticket is being transferred. We may request: original booking details; the new attendee’s full name; contact details; and confirmation that the new attendee meets the applicable age requirements. We reserve the right to refuse admission where a ticket appears to have been duplicated, altered, fraudulently obtained or otherwise invalidated.

⸻ 8. INDEPENDENT THIRD-PARTY PARANORMAL EVENT ORGANISERS A number of events held at Haunted Hanbury Arms may be organised by independent paranormal investigation teams. Where an event is operated by an independent organiser, that organiser is responsible for the organisation and delivery of its event, subject to its agreement with Haunted Hanbury Arms and applicable law. This may include responsibility for: event management; event staff; investigation activities; customer communications; event-specific rules; ticket sales where sold directly by the organiser; refunds where the organiser is the ticket seller; event content; and other services specifically provided by the organiser. The identity of the event organiser and/or ticket seller will be provided in the event information where applicable.

IMPORTANT INFORMATION FOR CUSTOMERS Where tickets are sold directly by an independent event organiser, the contract for the purchase of the ticket may be between the customer and that independent event organiser rather than Haunted Hanbury Arms. In such circumstances, customers should contact the relevant ticket seller or event organiser regarding ticket purchases, refunds, cancellations, event-specific arrangements or other matters relating to the event. Haunted Hanbury Arms provides the venue in accordance with its agreement with the independent event organiser. Haunted Hanbury Arms does not control the independent organiser’s business, ticket sales, customer service, event content or private arrangements with its customers. However, all attendees remain subject to Haunted Hanbury Arms’ property rules, safety requirements and these Terms & Conditions while on the premises.

⸻ 9. EVENTS DIRECTLY OPERATED BY HAUNTED HANBURY ARMS Where Haunted Hanbury Arms itself is the event organiser and ticket seller, the booking is made directly with Haunted Hanbury Arms. In those circumstances, Haunted Hanbury Arms is responsible for the organisation and delivery of the event in accordance with the booking information, applicable law and these Terms & Conditions. Any event-specific terms displayed at the time of booking will also apply.

⸻ 10. CANCELLATION BY HAUNTED HANBURY ARMS We reserve the right to cancel or postpone an event where reasonably necessary. This may include circumstances such as: health and safety concerns; fire; flood; serious damage to the property; loss of access; severe weather; utility failure; legal or regulatory requirements; emergency situations; circumstances outside our reasonable control; or cancellation or withdrawal by an independent event organiser. If Haunted Hanbury Arms cancels an event for which Haunted Hanbury Arms is the ticket seller, affected customers will be contacted as soon as reasonably practicable. Depending on the circumstances and applicable law, customers may be offered: an alternative date; a transfer to another event; or a refund. Where an independent event organiser is the ticket seller, the organiser’s cancellation and refund arrangements will apply to the ticket purchase, subject to applicable law.

⸻ 11. RESCHEDULED EVENTS If an event is moved to another date, customers will be informed as soon as reasonably practicable. Where Haunted Hanbury Arms is the ticket seller, we will explain the options available to affected customers. Where an independent organiser is the ticket seller, the organiser will be responsible for communicating the applicable options to ticket holders.

⸻ 12. PRIVATE HIRE OF HAUNTED HANBURY ARMS Haunted Hanbury Arms may be hired privately by individuals, paranormal teams, groups, organisations and businesses. The person making the private-hire booking must be 18 years of age or older. The proposed use of the property must be disclosed at the time of booking. Private hire may include: private paranormal investigations; private groups; paranormal teams; filming; photography; research; meetings; celebrations; content creation; or other activities approved by Haunted Hanbury Arms. We reserve the right to refuse a proposed activity where we consider it unsuitable for the property, unsafe, unlawful or inconsistent with our insurance, licensing or operational requirements.

PRIVATE HIRE FOR PUBLIC OR COMMERCIAL EVENTS Where a private-hire customer intends to use Haunted Hanbury Arms to operate an event that: is open to members of the public; involves the resale of tickets; involves charging members of the public to attend; or is otherwise operated commercially for paying attendees, the hirer must inform Haunted Hanbury Arms before the booking is confirmed. In these circumstances, the hirer will normally be required to provide evidence of appropriate Public Liability Insurance before the event takes place. The insurance must: be valid for the date and activity being undertaken; cover the hirer’s proposed activities; provide an appropriate level of public liability cover; and be issued in the name of the person, organisation or business responsible for the event. Haunted Hanbury Arms may request a copy of the insurance certificate and, where reasonably necessary, further information about the proposed event. The hirer must not advertise, sell tickets for or operate a public event at Haunted Hanbury Arms until any required insurance documentation has been provided and accepted by Haunted Hanbury Arms. The hirer is solely responsible for obtaining any licences, permissions, insurance, registrations or other legal requirements applicable to their own event or business.

PRIVATE GROUP BOOKINGS Where the property is privately hired by an individual or private group for their own use and the booking does not involve selling tickets to members of the public or operating a public commercial event, the booking will normally fall under the venue’s own insurance arrangements, subject to the terms, conditions, exclusions and limitations of those arrangements. The hirer remains responsible for the behaviour and actions of their group. The venue’s insurance does not remove or reduce the hirer’s responsibility to comply with these Terms & Conditions or reasonable safety instructions.

HIRER’S RESPONSIBILITIES The private-hire customer is responsible for: providing accurate information about the proposed use of the property; ensuring all attendees comply with the age requirements; ensuring the property is treated respectfully; following all safety instructions; ensuring no prohibited activities take place; ensuring any required insurance is in place; ensuring any required licences or permissions are obtained; supervising their group where appropriate; ensuring that no unauthorised additional guests attend; preventing damage to the property; and leaving the property in the condition required by the booking agreement. The hirer must not sub-hire or transfer the booking to another person or organisation without prior written permission from Haunted Hanbury Arms.

PUBLIC EVENTS OPERATED BY PRIVATE HIRERS A private hirer must not represent themselves as being Haunted Hanbury Arms, Lost Entity Paranormal or an employee, agent or representative of either organisation unless expressly authorised in writing. Where a private hirer sells tickets to its own event at Haunted Hanbury Arms, the hirer is responsible for clearly identifying itself as the event organiser and ticket seller. The hirer is responsible for communicating its own ticket terms, event information and customer arrangements. Where appropriate, the hirer must provide customers with clear information regarding: the identity of the event organiser; who is selling the tickets; the event date and time; age requirements; cancellation and refund arrangements; and how customers can contact the event organiser. Haunted Hanbury Arms is not responsible for the hirer’s ticket sales, customer contracts, advertising, pricing, refunds or other commercial arrangements.

INSURANCE Haunted Hanbury Arms maintains public liability insurance appropriate to the activities operated by Haunted Hanbury Arms, subject to the terms, conditions, exclusions and limits of the relevant insurance policy. Our insurance does not automatically provide insurance cover for independent event organisers, private hirers, businesses or third parties conducting their own activities at the property. Where we require a hirer to hold their own Public Liability Insurance, the hirer must maintain that insurance for the duration of the booking. The hirer’s insurance does not replace or reduce their obligations under these Terms & Conditions.

⸻ 18. AGE REQUIREMENTS FOR PRIVATE HIRE All private-hire bookings must be made by a person aged 18 or over. All people attending the private booking must be aged 16 or over. Anyone aged 16 or 17 must be accompanied by a responsible adult aged 18 or over. The hirer is responsible for ensuring that these requirements are followed.

⸻ 19. PROPERTY AND GENERAL SAFETY Hanbury Arms is a historic property. Visitors should be aware that historic buildings may contain: uneven floors; stairs; low ceilings; narrow areas; changes in floor level; fragile structures; historic fixtures and fittings; low-light conditions; and other hazards associated with an older building. Guests must take reasonable care while on the premises. All safety instructions given by Haunted Hanbury Arms staff or authorised event organisers must be followed. Certain areas may be closed or restricted at any time. No person may enter an area that has been marked, locked or identified as restricted. Safety takes priority over access to any particular room or area.

HAUNTED OBJECTS AND MUSEUM RULES Haunted Hanbury Arms contains historic, unusual and allegedly haunted objects, artefacts and items which form part of the property’s museum and paranormal history. Visitors, investigators and guests must not touch, handle, move, open, remove, interfere with or otherwise disturb any haunted object or museum item anywhere on the property unless express permission has been given by an authorised member of Haunted Hanbury Arms staff. This rule applies throughout the entire property, including: the main museum room; display areas; bedrooms; investigation areas; communal areas; corridors; storage or display areas; and any other area containing historic, museum or paranormal objects. MAIN MUSEUM ROOM No person is permitted to touch or handle any of the haunted objects displayed within the main museum room. The objects are displayed for viewing and form an important part of the history and experience of Haunted Hanbury Arms. If anyone is found deliberately or knowingly touching, handling, moving or interfering with a haunted object or museum item, they will be asked to leave the property immediately. No refund will be provided where a person is removed from the property for touching, handling, moving or interfering with a haunted object or museum item, subject to applicable law. This rule applies regardless of whether the person claims that they were: investigating; attempting to communicate with an object; taking a photograph; attempting to obtain paranormal activity; participating in an experiment; unaware that the object was not to be touched; or acting at the request of another person. If an item is behind a barrier, inside a display, marked “Do Not Touch”, or otherwise displayed as an exhibit, it must not be touched under any circumstances without express permission. Paranormal investigation equipment and trigger objects may only be handled where the event organiser or Haunted Hanbury Arms has specifically permitted it. Guests must not move equipment, objects or exhibits around the property without permission. Failure to comply with this rule may result in immediate removal from the property and may also result in the person being refused entry to future events or bookings.

FIRE, NAKED FLAMES, SMOKING AND VAPING For the safety of visitors, staff, event organisers, the building and its historic contents: No naked flames are permitted anywhere inside Haunted Hanbury Arms. This includes, but is not limited to: candles; tealights; incense; burners; matches; exposed-flame lanterns; and any other item producing an uncontrolled naked flame. No visitor, event organiser or private hirer may bring or use naked flames inside the property without the express prior written permission of Haunted Hanbury Arms. Any activity involving candles, incense or other flames must be specifically authorised in advance and may be prohibited entirely. Smoking and vaping Smoking and vaping are not permitted inside the property or immediately outside the front entrance. Smoking and vaping are permitted only in the designated area within the garden, subject to any instructions given by Haunted Hanbury Arms staff or the event organiser. Cigarettes, vapes, lighters and other smoking materials must not be left inside the property or discarded on the grounds. All smoking materials must be fully extinguished and disposed of safely.

⸻ 22. PARANORMAL INVESTIGATIONS Paranormal investigations may involve darkness, low lighting, unusual sounds, movement around the property and the use of investigation equipment. Guests participate at their own discretion. Paranormal activity cannot be guaranteed. Reports of paranormal experiences, historical accounts and alleged evidence are part of the nature and history of the location and should not be interpreted as a guarantee that a particular experience or phenomenon will occur. Guests must follow all safety instructions at all times.

⸻ 23. PARANORMAL, SPIRITUAL AND PERSONAL SENSITIVITY Haunted Hanbury Arms is a historic property with a strong paranormal reputation and is used for paranormal investigations and experiences. Visitors should be aware that paranormal events and investigations may involve experiences which some individuals may find frightening, unsettling, emotional or disturbing. These may include: darkness or low-light conditions; unexplained sounds; unusual smells or sensations; perceived changes in temperature; alleged paranormal activity; spiritual or paranormal experiences; historical stories involving death, tragedy or other distressing subjects; unexpected noises or movements; objects or equipment appearing to move or activate; and other experiences which an individual may personally interpret as paranormal or spiritual. Paranormal activity or spiritual experiences cannot be guaranteed, and Haunted Hanbury Arms does not claim that any particular experience will occur. Visitors attend paranormal investigations and related experiences at their own discretion and should consider their own personal circumstances and sensitivities before attending. If you consider yourself particularly sensitive to frightening, emotional, spiritual or paranormal experiences, you should carefully consider whether this type of event is suitable for you before booking. Haunted Hanbury Arms cannot accept responsibility for a person’s individual emotional reaction to the atmosphere, history, stories, alleged paranormal activity or experiences encountered during their visit, except where liability cannot legally be excluded or limited. Anyone who becomes uncomfortable during an investigation should immediately inform a member of staff or the event organiser. Anyone who feels unwell, distressed or unsafe should leave the relevant area and seek assistance immediately.

⸻ 24. BEHAVIOUR All guests, hirers and event organisers are expected to behave respectfully and responsibly. Threatening, abusive, violent, intimidating or deliberately disruptive behaviour will not be tolerated. Guests must respect: staff; event organisers; other visitors; historic features; museum exhibits; furniture; equipment; neighbouring properties; and the building itself. Anyone whose behaviour creates a safety risk or seriously disrupts an event may be required to leave the property. Where a person is removed because of their own behaviour, no refund will normally be provided, subject to applicable law.

⸻ 25. ALCOHOL AND DRUGS Illegal drugs are strictly prohibited. Guests must not attend while under the influence of illegal drugs or in a condition that creates a safety risk. Alcohol may only be consumed where expressly permitted by Haunted Hanbury Arms or the relevant event organiser. Anyone considered excessively intoxicated or whose behaviour presents a risk may be refused entry or removed from the property.

⸻ 26. DAMAGE TO THE PROPERTY Visitors and hirers must treat the property, fixtures, fittings, museum items and equipment with care. A person who deliberately or negligently causes damage may be responsible for the reasonable cost of repair or replacement, subject to applicable law. Historic items, museum exhibits and other property must not be touched, moved or interfered with unless permission has been given.

⸻ 27. FILMING, PHOTOGRAPHY AND SOCIAL MEDIA Photography and filming may be permitted at Haunted Hanbury Arms. However, the rules of the particular event or booking must be followed. Guests must respect the privacy of other attendees. Live streaming may be restricted or prohibited. Commercial filming or professional photography may require prior written permission. Any person wishing to use the property commercially for filming, photography or content creation should discuss this with Haunted Hanbury Arms before booking.

⸻ 28. PERSONAL BELONGINGS Guests are responsible for their own personal belongings. Haunted Hanbury Arms does not accept responsibility for loss, theft or damage to personal property except where liability cannot legally be excluded or limited. Guests are advised not to bring unnecessary valuables to investigations.

⸻ 29. PARKING AND TRAVEL Customers are responsible for arranging their own travel. Haunted Hanbury Arms is not responsible for delays, missed transport, traffic, parking difficulties or other travel arrangements, except where liability cannot legally be excluded or limited. Customers should allow sufficient time to arrive before their event begins.

⸻ 30. PRIVATE-HIRE CANCELLATIONS Private-hire bookings may be subject to specific booking, payment and cancellation terms provided at the time of booking. Unless otherwise agreed in writing, private-hire deposits and payments are subject to the cancellation terms stated on the booking confirmation. Where a private hirer cancels, the amount refundable, if any, will depend on the cancellation terms applicable to that booking.

TICKETS AND PRIVATE HIRE ARE SEPARATE Purchasing a ticket for a paranormal event does not give the ticket holder any right to privately hire or otherwise access the property outside the booked event. Likewise, private hire of the property does not automatically include access to any separate event, service or activity unless expressly agreed.

⸻ 32. GIFT VOUCHERS Where gift vouchers are offered, the individual terms applying to those vouchers will be stated at the time of purchase. Gift vouchers are subject to any stated expiry date and cannot normally be exchanged for cash unless required by law.

⸻ 33. ONLINE SHOP Purchases made through the Haunted Hanbury Arms or Lost Entity online shop are subject to the applicable terms relating to those purchases and applicable UK consumer law. Nothing in these Terms & Conditions affects statutory consumer rights relating to goods purchased from us.

⸻ 34. WEBSITE INFORMATION We make reasonable efforts to ensure that information on our websites is accurate and up to date. Historical information, witness accounts, paranormal reports and descriptions of alleged activity may come from historical sources, visitors, investigators or other third parties. We do not represent that every paranormal claim or historical account is scientifically proven or independently verified.

⸻ 35. LIABILITY Nothing in these Terms & Conditions excludes or limits liability where it would be unlawful to do so. This includes liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability which cannot legally be excluded or limited. Subject to the above, Haunted Hanbury Arms will not be responsible for losses which are not reasonably foreseeable or which arise from circumstances outside our reasonable control. Independent event organisers and private hirers remain responsible for their own activities, customers, employees, contractors, equipment, advertising, ticket sales, insurance and legal obligations. Where an independent organiser or private hirer is responsible for an event, Haunted Hanbury Arms does not assume responsibility for matters which are properly the responsibility of that organiser or hirer.

⸻ 36. INDEPENDENT ORGANISERS AND THIRD PARTIES Haunted Hanbury Arms may provide premises to independent paranormal teams, event organisers, businesses or private hirers. Unless expressly stated otherwise, Haunted Hanbury Arms is not responsible for the independent organiser’s: business practices; event content; ticket pricing; ticket sales; customer service; refunds; advertising; staff or contractors; equipment; insurance; representations made to customers; or activities outside the control of Haunted Hanbury Arms. Customers should direct questions about those matters to the relevant organiser or ticket seller. Nothing in this section affects any legal rights a customer may have against the appropriate party.

⸻ 37. EVENTS OUTSIDE OUR CONTROL We will not be responsible for failure or delay caused by circumstances beyond our reasonable control, subject always to applicable law. These may include: fire; flood; severe weather; serious property damage; utility failure; government restrictions; changes in law; emergency situations; public emergencies; or other circumstances beyond our reasonable control. Where such circumstances affect an event or booking, we will communicate with affected customers or hirers and take reasonable steps to provide an appropriate solution.

RIGHT TO REFUSE ENTRY OR REMOVE A PERSON Haunted Hanbury Arms reserves the right to refuse entry or require a person to leave where reasonably necessary for: safety; security; age verification; suspected fraudulent tickets; failure to comply with these Terms & Conditions; unacceptable behaviour; intoxication; illegal activity; touching or interfering with museum or haunted objects; smoking or vaping in a prohibited area; use of unauthorised naked flames; or other legitimate operational or safety reasons. Where a person is refused entry or removed because of their own conduct or failure to comply with these Terms & Conditions, no refund will normally be provided, subject to applicable law. ⸻ 39. CHANGES TO THESE TERMS We may update these Terms & Conditions from time to time. The version applicable to a booking will normally be the version in force when the booking is made, unless a change is required by law or otherwise applies to the booking. The latest version will be published on our website.

⸻ 40. PRIVACY Personal information provided when making a booking, purchasing a ticket, contacting us or otherwise using our services will be handled in accordance with our Privacy Policy. Our Privacy Policy explains how we collect, use, store and protect personal information.

⸻ 41. GOVERNING LAW These Terms & Conditions are governed by the laws of England and Wales. Nothing in these Terms & Conditions affects any mandatory rights or remedies available to consumers under applicable law.

No naked flames are permitted inside the property unless specifically authorised in writing. Smoking and vaping are permitted only in the designated garden area and not at the front entrance. Paranormal experiences cannot be guaranteed. Visitors should consider their own sensitivity to frightening, emotional, spiritual or paranormal experiences before attending.
